One Deerfield will be the centerpiece of The District at Deerfield, a development that will span 28 acres between Mason-Montgomery Road and Wilkens Boulevard in the growing township, according to Blue Ash-based Silverman & Company, which recently broke ground on the project.
Featuring 242 apartment homes in four, 4-story buildings, One Deerfield will include floor plans that range from approximately 590 to 1,600 square feet and units will be one-bedroom/one-bath with or without a den, or two-bedroom/two-bath with or without a den.
Community features for One Deerfield will include a wine-and-beer garden, fire pit, indoor and outdoor work space, resort-style pool, outdoor kitchen, fitness center with lounge, coffee bar, gaming lawn, two dog parks, a pet spa and an urban layout emphasizing walkability.
The first apartments at the complex should be available by fall 2019, according to Ryan Silverman, vice president of Silverman & Company.
The District is based on the idea of creating an integrated neighborhood featuring a business, residential, entertainment and social environment, Silverman said.
“Residents of One Deerfield will experience just that: one thriving community where they can shop, meet friends for a meal or drinks, walk their dogs or enjoy events in the forthcoming public square,” he said.
The 26,500-square-foot complex is slated to open by next summer.
District at Deerfield’s second phase will focus on 95,000 square feet of dining, shopping and entertainment space with 120 loft-style apartments, plus a 150-room hotel nearby.
Blue Ash-based OnSite Retail Group, which is overseeing the leasing for the retail/restaurant space, is “actively negotiating” deals with a variety of commercial tenants, according to Josh Rothstein, a retail specialist with the group.
A community park with ongoing programming will be a central feature of The District via a public-private partnership with Deerfield Twp.
Deerfield Twp. started construction Oct. 1 on an extension of Parkway Drive, which will run through The District at Deerfield, connecting Wilkens Boulevard to Mason-Montgomery Road.
