The District at Deerfield Launches Pre-leasing of Commercial Space

The District at Deerfield (The District), a $140 million mixed-use development spanning 28 acres between Mason-Montgomery Road and Wilkens Boulevard, has kicked off pre-leasing efforts with OnSite Retail Group to draw local and regional restaurant concepts and boutiques to Deerfield Township.

The District represents a unique, mixed-use concept that will bring the atmosphere, walkability and vibrancy of an urban core to a thriving suburban community.

“The District’s location delivers on the elements that have long been established as critical to the success of any retail development – a densely populated area, high concentration of employers and accessibility via highly traveled corridors,” said Ryan Silverman, Vice President at Silverman & Company, the developer for The District. “But, in today’s eCommerce, click-to-buy world, checking off those boxes alone will not equate to success. The future of brick-and-mortar retail will hinge heavily on experiential qualities.”

A community park with active programming will be a central feature of The District thanks to a public/private partnership with Deerfield Township. The green space’s town-square design will be surrounded by dining and retail establishments that seek a walkable, upscale and urban environment – hallmarks of a busy downtown – but realize the value of being easily accessible for the residents and daytime workforce surrounding the development. The heavy emphasis on local restaurant concepts will be another big draw for the community.

“The District at Deerfield is a rare site that delivers the myriad of attributes needed today for retail success,” shared Scott Saddlemire, Principal at OnSite Retail Group. “We’ve learned from the millennial generation that experiences are valued more than ‘stuff,’ and with retailers like Amazon, eBay and Alibaba, finding those niche restaurants and retailers that will enhance The District’s appeal as a dining, retail and entertainment destination will be a priority.

“The OnSite team will be seeking not only local operators looking to expand their presence in the market, it will present the opportunity to operators across Ohio, Kentucky and Indiana,” Saddlemire added.

The District will break ground later this fall on its initial residential components – which will consist of 242 luxury apartments in four buildings, a pool, clubhouse and leasing office. Continued growth of area businesses and housing, coupled with the widening of Mason-Montgomery Road and the imminent extension of Parkway Drive, are positive happenings favorable to OnSite’s efforts to market The District.
