$140 million mixed-use development coming north of Cincinnati

A local developer is planning to build a $140 million mixed-use development north of Cincinnati.

Silverman and Co. Inc., a Blue Ash-based commercial real estate company, expects to start this summer on the District at Deerfield. The mixed-use development would include a total of 362 apartments, about 95,000 square feet of commercial space and a five-story, 95-room hotel.

Ryan Silverman, vice president of Silverman and Co., said after the success of its Grandstone apartment project in Deerfield Township the company was looking for another opportunity in the community.

“We see this site as a tremendous mixed-use opportunity,” Silverman told me.

The 28-acre site spans from Wilkens Boulevard to Mason-Montgomery Road at Parkway Drive. Currently, Parkway Drive dead ends, but it will connect Mason-Montgomery Road to Wilkens Boulevard through the development.

With the mix of uses Silverman said this project will be a walkable community in a suburban setting.

“Residents and guests will be able to walk to a grocery, restaurants or walk to existing retail and restaurants along the Mason-Montgomery corridor,” Silverman said.

To help improve connectivity to existing developments, such as Deerfield Town Center to the north and the hotels to the south, Silverman and Co. is planning sidewalks.

“Pedestrian traffic will be highly emphasized,” Silverman told me.

District at Deerfield is designed to have five apartment buildings surrounding the development’s pool, clubhouse and leasing office and open active space. In total there will be 242 apartments in these buildings.

There will also be two buildings with ground-floor commercial space topped by two levels of residential units. Each building will have 60 apartments.

The apartments at District at Deerfield will be a mix of one- and two-bedroom luxury units. Some of the apartments will have dens, too.

Two of the apartment buildings will have underground garage spaces. There also will be parking and garages around the apartment buildings.

Silverman expects the rent to range between $1,150 to $2,200 per month. Each unit will have high-end finishes such as granite or quartz countertops and stainless steel appliances. Each apartment building will have an elevator and trash chutes for residents.

The developer has dedicated space for a 25,000-square-foot upscale grocer. Silverman said the company has interest from multiple users for this space.

At the other end of a main street with active open space Silverman and Co. plans a 10,000-square-foot retail or office building with an outdoor gathering space. There are also plans for a 95-room hotel at District at Deerfield. While Silverman couldn’t reveal details at this point, he said they are working with an experienced hotel operator on some “exciting things.”

The final component would be a medical office building for Mercy Health. Silverman said the developer would sell about 7 acres to Mercy Health for the new building.

While Mercy Health will build its own facility, Silverman said it will be integrated into the overall District at Deerfield development.

Silverman said he’s excited to work with Deerfield Township again.

“They’ve been great to work with,” he said.

Reztark Design Studio is working as the architect for the project. Bayer Becker is working as the project’s engineer.

While Silverman and Co. typically acts as its own general contractor, Silverman said the company will be hiring a construction manager for this project. That selection has not been made yet.

Silverman expects District at Deerfield will take a couple of years to completely build out. The goal would be to have District at Deerfield completed in 2020.
